Tobmar Investments Inc. leases space
in lobby and concourse areas with high exposure to tenant
traffic flows, in projects containing at lease 200,000 square
feet of rentable office area. The stores generally range in size
from 400 to 800 square feet.
Long-term commitments are necessary with lease of 5 to 10 years.
Most leases provide for rent relief if the building occupancy
falls below a certain percentage level and do not
obligate the store buildout in new projects until certain
occupancy is achieved. A majority of the store leases contain
noncompetitive clauses.
